Dave Payerchin began his real estate investing career in 2005 as a wholesaler. He would find vacant properties, locate the owner, negotiate a contract, and sell the contract for a fee. Through this experience, Dave became an expert at locating fixer-upper houses and negotiating great deals on real estate. In 2012, Dave Payerchin began using his skills of finding great deals on houses to begin building a portfolio of investment properties with his business partner, RJ Pepino. Together, they began raising private capital to acquire single-family rental properties. Many of these homes needed extensive work, so Dave and RJ began to learn everything there is to know about managing construction. After the homes that were acquired were fixed up, Dave and RJ began marketing these properties to locate prospective tenants/residents. This process taught Dave and RJ the ins and outs of tenant screening. To this day, they maintain stringent guidelines for tenant screening and overall property management. Dave and RJ have stayed focused on their model and have successfully built a portfolio of roughly 80 units. They continue to add to this portfolio every month. They have built a local team of about 12 people in Columbus to assist in all aspects of their business. They are now a licensed property management company in Ohio and are committed to steady, scalable growth. Dave and RJ and looking forward to completing this refinance and doing several more in the future.
